Urban Conversions Opens 709 N. 2nd Street Commercial Office
Urban Conversions is pleased to announce the completion and reimagination of 709 N. 2nd Street – a 25,000 square foot Class A creative office adaptive reuse project in the Northern Liberties. This project is Urban Conversions latest investment in the adaptive reuse of historic industrial properties across Philadelphia.
“While the firm’s core focus is multifamily, we identified a strong, unmet demand for creative class commercial office space in the Northern Liberties,†said Alon Barzilay, Founder and CEO of Urban Conversions. “Fortunately, commercial tenants agreed with our assessment, and the property was nearly fully leased before work on the project even commenced.â€
709 N. 2nd Street is located in the heart of the commercial corridor of the Northern Liberties. The property is in close proximity to the Spring Garden “El†Station and represents a prime opportunity for transit-oriented development. In addition, it is in close proximity to I-95, I-676, Center City Philadelphia, and South Jersey.
“The property represents our continued commitment and excitement to the Northern Liberties and surrounding neighborhoods,†Barzilay said. “The Northern Liberties, Fishtown and Kensington are the neighborhoods where we work and live.â€
The project included a 4th story overbuild complete with two rooftop decks, the complete renovation of the exterior of the building including three new modern industrial storefronts, significant structural and mechanical improvements, and tenant improvements in the interior.
Originally built as the Dura-Bilt Furniture Manufacturing Company in the early 20th century, most recently, it has been the home of the Architectural Antiques Exchange for the last four decades.
